Earlier in the year we successfully handed over a project back to our long standing client, United Welsh.

This scheme, which was soundly managed by our experienced Site Manager, Shaun Worsfold, sits on the former Greenhill Primary School site and within a busy existing residential area, provides in total 37no. new residential dwellings for the community. 

These 37 homes are a mixture of houses, flats and bungalows.


The scheme provides a connected pathway to the new school site which will provide a consistent safe passage to the school grounds, for parents and children.

We hope these new homes will provide a suitable and modern affordable accommodation for our client, United Welsh and their tenants, for many years to come!

GWAUN HELYG, EBBW VALE

This development comprises of the collaborative approach between Pendragon (Design & Build), Blaenau Gwent County Borough Council, Welsh Government, Linc Cymru, and Y-Prentis which totals 72 new homes at Gwaun Helyg Hilltop, Ebbw Vale. The development is receiving a social housing grant from Welsh Government as part of its 20,000 affordable homes target.


The properties offered are a mix of one-bedroom apartments and two- and three-bedroom homes, which also include four adapted houses specifically designed to help tenants achieve personal independence, improving wellbeing and quality of life.


The adapted homes are the first UK social housing properties to include the Guldmann hoist wall to wall partition system. This innovative feature requires less structural work and is designed to seamlessly lift and move people through multiple rooms, thereby allowing the occupier greater freedom of movement. Another ‘first’ is the open plan ‘inclusive’ living space to each adapted property, which allows the reconfiguration of the ground floor to suit individual living needs. In addition, all houses are future proofed, so should the home owners needs change the properties can be adapted to meet their requirements.


Throughout the course of this development, Pendragon have been working closely with Y-Prentis to ensure career opportunities, training and work experience for individuals within the local community.

FORMER SACRED HEART CHURCH, BROAD STREET, CARDIFF

The demolition and development of new build dwellings on the Former Sacred Heart Church site, Broad Street, Cardiff. The works comprised of 16 apartments in two three storey blocks and four houses using traditional construction methods on a very tight and restricted site, surrounded by existing residential properties on the very busy Broad Street. The existing buildings on site were a former Catholic church and presbytery and had to be demolished as part of the contract.

The early stages of the contract required gas monitoring, ground remediation and a bat survey, which did identify that bats were present. This required the appointment of an ecologist and obtaining a bat licence from NRW to relocate any bats found to a nearby bat habitat. Prior to the demolition of the buildings we liaised closely with the nearby residents who had connections with the church. As a result of this communication exercise we were able to carefully remove a statue from the front gable of the church and deliver it, intact, to a local resident who was delighted.


The construction consisted of trench fill foundations, precast block and beam oversite and face brick and block cavity wall construction with a mixture of face brick and render to the external elevations. The first and second floors were pre-stressed concrete beams and the roof was made up of pre-fabricated trussed rafters.


The project had a contract period of 52 weeks and was delivered on time with no issues at practical completion.

FORMER MARINE HOTEL, BARRY

A development consisting of 12no. new build apartments and 8no. bespoke apartments. The site is located on the former Marine Hotel and car park formerly run by Brains Brewery.


The new build elements are in the car park grounds and the bespoke elements were in the converted hotel itself. A very challenging project in a tight and restricted site bordering on two busy roads and a bus route with existing residential properties on all sides. The new build foundations were of trench fill concrete and block and beam oversites with the superstructures being of face brick and block cavity wall construction.


The first floors were of pre-stressed concrete beams. The external elevations were mainly of smooth red facing brick but with a small percentage of external render complimented with a slate roof covering.


The apartment design is quite different affording large glazed bay window panelling to maximise natural light. The refurbished Marine Hotel was a challenge in itself as the whole building was carefully re-designed to accommodate 8no. bespoke apartments.


The works to the basement were extensive as new sleeper walls were introduced to facilitate new load bearing walls for the upper floors. The basement was mass filled with structural concrete amounting to over 200m3 in several layers. The upper floors were stripped and renewed incorporating new stud partitioning, separating walls, floor coverings and new staircases.

The contract period was 52 weeks and when the project was concluded, all parties were extremely satisfied. During the contract period Pendragon built up close links with the local community to ensure disruption during the build process was kept to the absolute minimum and explored local employment over the period.
